Condominiums and Coops Inspections

Condominiums and coops (cooperative) units.

In Condominiums and Coops units (cooperative) units, as you are an owner, you are responsible for the maintenance of the interior areas of your home.

Even though you are not buying a house or building, you still need a pre-purchase inspection of your condo and take time to inspect the condition of the whole building and landscape around the foundations and even the roofs.

There are condo fees for repairs made outside your personal condo. For example, the cost of roof or water in the basement garages. All the common areas need to be inspected.

Original coops were typically medium or high-rise buildings with many units. If there were major repairs needed the large expense was divided among many unit owners. Through experience, condo administrators have seen the necessity of reserve funds available for major repairs independant from the monthly maintenance fee.

A big variety of buildings are being converted in condos or other form of coop apartments, inspections now are even more important.

A pre-purchase inspection is needed. Ask yourself and around, if when you see many units on sale at the same time in a great looking building. What is going on?
